Thinking about a build for VR, design, and flight simulators like DCS & MSFS 2020.
Going with a 12th gen i7 and DDR4 memory to allow more budget for the 3080 Ti GPU. How does this look (assuming I can find the parts)?

I mainly play DCS, but I've done a little MSFS 2020. You shouldn't run into any performance issues due to your hardware for a very long time with that build. VR in DCS wouldn't a problem with a 3080 Ti. I have no issues with any of the parts you've selected so far as the quality.
