Looking for advice on new build - don't care about RGB

Hi I'm looking for advice on a new build. I can't post links because I just joined the forums so I listed as text...I don't care much about RGB looking for high end performance in 4k gaming/VR. I am a little lost with choosing the motherboard, RAM, Case. Also would it be worth it to bump up to i9 instead of i7? My budget is under 3800$. Games would be games like God of war, cyberpunk, WoW, diablo 4. I plan to do some VR too but no specific games in mind yet..

You will need a way to run 6 fans, either splitter cables: Micro Connectors 1 to 2 PWM Sleeved Fan Splitter Cable 10cm (3.94 inches) - Black - Micro Center

or a fan hub: Micro Connectors 12 Port ARGB/PWM Fan and Light Splitter Hub with Magnetic Base - Micro Center

Hey,

I would recommend a 970 Evo instead of the 870 Evo. It is currently cheaper, way faster and easier to install.
